The board is asking all residents of Marbella Park to complete the following contact information form including a list of authorized guests, (submit the completed form to manager@marbellapark.org). Starting immediately the new security company will use this updated database to contact residents when guests arrive. Only vehicles with the electronic sticker will be permitted to enter through the resident entrance at the East Gate, vehicles without this electronic sticker will have to use the visitor entrance and display a valid driver’s license with the correct home address. If the address on your license is not updated, you must provide an updated utility bill as proof of residency.

Unauthorized vehicles parking in common areas (without) prior authorization from property manager will be towed at owner’s expense. Vehicles parked on right of ways (on the street) will be towed immediately.
Homeowners now have another reason to visit and relax by our beautiful pool area, we now have a free Wi-Fi hotspot for residents to use as they lounge around pool-side, soaking up the wonderful Miami sunshine. The Wi-Fi hotspot is passwords protected and only for residents, if you want access, just send us an email requesting the password at info@marbellapark.org.
Besides being a nuisance, uncollected dog waste is a serious problem for our association. Next time you’re tempted to leave your dog’s droppings on the lawn, please remember these facts:
1. The Environmental Protection Agency is becoming aggressive about enforcing the Clean Water Act. Our association could be fined if dog waste goes uncollected.
2. Uncollected dog waste may lead to a special assessment. If fined by the EPA, the association could face a potential special assessment that would be levied against all members—not just dog owners.
3. The appearance and quality of the common areas are known to affect home sales—not just whether and for how much they sell, but how quickly.
4. The more residents complain about dog waste, the more time the manager must spend on enforcement rather than serving the association.
5. Uncollected dog waste spreads disease and attracts rodents who feed on pet waste. Please comply accordingly.

The new palette of approved exterior home colors selected by the Beautification Commitee and approved during last months HOA meeting can be viewed 2011-Color Palette. You’ll notice that each Base Color has a complimentary Trim Color that may be used. Also there are two (2) additional Trim Colors (#7012-“Creamy” and#7005-“Pure White”) which may be used with any of the Base Colors. All colors are from Sherwin Williams. If you visit the Sherwin Williams location at 18600 NW 87 Avenue (in the Sedanos Plaza) and tell them you are from Marbella Park East, they can show you the actual colors and you will receive a 20% discount! We strongly recommend that you visit the store to view the colors as it is difficult to provide an exact view digitally. Remember to submit to the HOA board ACC FORM 2020_Architectural Review Board Form before you start painting.
Street Light Outages
Marbella Park’s Homeowners Association maintains the street lights in our community. What Information to Provide for Street Light Outages
Where is the light? Some light locations can be described by the address of the home behind the light. You can also count the number of lights between the bad light and an obvious landmark, such as an intersection or building. All the street light poles have numbers on them as well.
What is the light doing? If it goes out as a car approaches, or if it does not work from dusk to dawn, the light’s photo sensor may need to be adjusted. If the light “cycles” between on an off, the bulb may be going bad. This information is useful when contacting Affinity Management Service, because these lights may be working when the repairman arrives.
How many lights are out? A single light out usually requires a simple repair that typically can be made the next working day. Multiple lights out usually indicate damage to underground power lines which usually require a few days to repair since excavation is generally required. This is common in areas of active construction.
How long does it take to fix street lights? Any repairs needed will be address accordingly with our maintenance crew. Repairs will be performed ASAP. Underground line repairs require more time.
Don’t wait until the last minute to fill out your request and by all means don’t forget to file a request. Don’t be one of the homeowners who has had to repaint days after new paint is applied because you did not get pre-approval OR join the homeowners who have had to replace a week old roof with an approved product. The roofing mistake can cost you thousands of dollars simply because you or your contractor assumes a roof is an approved product. Do not let a contractor tell you something is approved; is an approved product; or that it doesn’t need approval. The contractor has NO authority on this topic. Every individual homeowner is responsible for submitting their own ACC REQUEST for exterior changes.

Be sure to review the HOA Rules and Regulations to determine if your request is “Approvable.” If you cannot access or print the forms please contact the property manager for a copy. Once you have completed your form, please submit it WITH plans, color samples, product brochures, etc.
